Allocations Service Standards
This service standard sets out the service that you can expect from Derwentside Homes’ allocations service.
For new applicants we will:
- Register new applications within 10 working days of receiving them;
- Send out a letter to applicants giving information about their applications within 2 working; days of registration giving details of the name, location and telephone number of the officer who dealt with the application;
- Write to you within 5 working days if your application has to be suspended in accordance with our suspension policy;
For new tenants we will:
- Within 1 working day of accepting the tenancy, arrange for a mutually convenient appointment for gas servicing and commissions;
- Arrange within 1 working day for repairs to be issued;
- Visit you in your new homes within 4 weeks of the start of the tenancy;
- Visit you in your new home again after 6 months and 9 months of the start of the tenancy.
If you decide to terminate your tenancy we will:
- Arrange a mutually convenient pre-termination inspection within 5 working days;
- Provide you with written confirmation of the termination within 5 working days;
- Carry out an inspection of the property to assess the standard within 3 working days of receipt of the keys;
- Carry out the necessary gas and electrical safety checks within 5 working days;
- Investigate reports of abandoned properties within 1 working day;
- Remove an rubbish from an empty home or garden within 3 days of it being reported;
- Let empty homes within 29 days from the end of the tenancy.
For homeless applicants we will:
- Inform you in writing whether we can accept your nomination to Derwentside Homes within 2 working days;
- If we have to refuse your nomination, we will notify you in writing.
For our temporary emergency accommodation we will:
- Provide a cleaner to clean the property every two weeks;
- Have TEA properties ready to re-let within 5 working days;
- Produce a care plan for TEA tenants within 1 working day;
- Strim the gardens every month.
If you want to pass your tenancy onto someone else we will:
- Advise you of our decision within 42 days if you apply to carry out a mutual exchange;
- Advise you of our decision within 42 days if you wish to succeed or assign your tenancy to someone else;
