Derwentside Homes is celebrating another major milestone this week after work has started on three new developments across the district.
For the first time ever, Derwentside’s biggest social landlord rolled out its development programme with 20 new affordable homes at Dalesview in Delves Lane, Blackhill in Consett and at Castledene Road also in Delves Lane.
All three ‘eco’ schemes have received government funding from the Homes and Communities Agency (HCA) to help tackle the shortage of affordable housing across the district.
North West Durham MP Hilary Armstrong joined officials and staff on site this morning at the association’s largest of all three schemes at Castledene Road in Delves Lane, Consett to see work get underway.
The scheme includes the development of nine three-bedroom family homes for mainstream rent with two of properties available for intermediate market rent for tenants to pay 80 per cent of the current market rent, giving them time to save up for a deposit to obtain a mortgage and eventually purchase the home.
Each new high quality energy efficient home will boast many features including increased insulation resulting in lower energy usage costs and will meet the Government’s Code 3 for Sustainable Homes. The site will be developed by contractor Southdale and the architect is Browne Smith Baker.
Geraldine Wilcox, Chief Executive of Derwentside Homes welcomes the news that all three developments have now started on site and said, “This is a very exciting time for the association. One of our promises during transfer was to build new affordable homes for rent and sale to meet the growing housing needs for low cost affordable homes.
“The housing needs survey that was conducted by the former district council identified that 125 new affordable homes are needed every year until 2016 and these three new developments will help contribute towards achieving this.
“I am looking forward to seeing the completed developments which will provide a boost for lots of local families.”
Speaking at the Castledene Road site to officially start construction, Hilary Armstrong MP said, “All three developments mark the beginning of an exciting time for Derwentside Homes. Not only will these new homes meet the needs of local people giving them high quality, energy efficient homes but it will also help to regenerate these areas by providing much needed affordable social housing.
“I applaud Derwentside Homes for developing these new homes and congratulate everyone involved for their hard work.”
“These developments will provide a real boost for communities in Consett,” said Gill Hay, Investment and Regeneration Manager at the Homes and Communities Agency. “It’s part of our affordable homes programme, which is providing quality homes across County Durham and the region as a whole.”
The three schemes are in addition to a large number of other projects currently being supported in the North East by the Homes and Communities Agency. These include the Kickstart programme, which is forecast to create over 1600 new homes, and an £8 million Local Authority New Build programme which is helping councils to build over 400 new North East homes.
The scheme at Dalesview in Delves Lane includes seven two-bedroom homes for rent and will be developed by Yuill Homes. At Ashby Crescent in Blackhill, Consett there will be four three-bedroom homes for rent by construction partner Southdale. All three schemes totalling £2.4 million to develop are expected to be completed this winter.
